Client was a HMO Lettings specialist in Liverpool that wanted to convert a terraced property into a HMO. As the client wanted to add 6 en-suites to the building we needed to ensure all showers worked effectively when used at the same time. We also needed to find a solution to adding 5 additional toilet wastes to the building.

Client bought a 4 bedroom semi-detached property in Aintree, Liverpool (L4) and was looking for a builder in Anfield. We helped the customer to convert their property into a 6 bedroom HMO with en-suite bathrooms. Because the client was adding 5 additional toilets and showers we had to install a new drainage run to the property to connect the various soil pipes around the building to the main drain. We also had to increase the water main to a 32mm pipe to increase the water pressure to provide adequate water pressure to the 6 showers. We installed a combination of a combo boiler and a cylinder system to ensure each shower had enough hot water when required. The property was converted from a derelict building to a functioning, high yielding investment property.

The scope of works includes:
  • Full rip out required for all rooms
  • Stud walls were added to create en-suites
  • New drainage installed for new en-suites
  • 6 en-suites fitted with contemporary tiling
  • Grade A fire alarm installed, including emergency lighting
  • Unvented Cylinder fitted to supply showers
  • False ceilings constructed to hide soil pipes
  • New kitchen installed
  • Property fully re-plastered
  • New fire doors including self closers installed
